Description

We in the property business all love a WOW factor and this property has packed in a great deal of that in its 1400 square feet!

The present owners have created a thoroughly modern and comfortable home with a modern classic style. The original ground floor layout has been arranged to create a wonderful all-in-one kitchen, living and dining room that really works.

Walk in the front door and through the hallway and you're greeted by a welcome expanse of light wood flooring. At the end of the room, full-length sliding doors lead straight out onto the wood-decked patio and into the garden. Which of course is great for the summer, but it's ok because for those cold winter months we have a lovely wood-burning stove to gather around.

And then there's the kitchen.... clean simple lines, quality built-in appliances and the same wooden floor, complemented by solid wood work surfaces. And because it's all open plan, you can cook AND chat to your guests all at the same time.

Upstairs on the first floor we have two good size bedrooms and a single... or perhaps a study. And whoever sleeps here gets to use the stunning bathroom with a large, freestanding bath and separate shower.

On the second floor, the owners have broken into the attic and created a superb master bedroom, dressing room and en-suite shower room to dramatic effect, with steep vaulted ceilings with Velux windows providing maximum light.

Outside matters, and leading from the full length sliding patio doors we come out onto the wooden decked area, convenient for..... you guessed it; summer al-fresco dining and that all-important early evening after work glass of something special. The garden is a good size, with plenty of mature shrubs planted along the borders and looking out onto trees to the rear.

And lastly, at the front of the house, we have space sufficient to park two cars (there is a car charging point) and importantly - this IS Oxford remember - a sizeable space to park several bicycles which brings us on neatly to...

Location.... and as cycling is big in Oxford, Marlborough Court is so well placed for easy flat cycling to the city centre and railway station, each being approximately only five minutes cycle ride. You could be leaving your front door and stepping onto the platform at Paddington in around one hour.

And there really is so much more to this lovely part of West Oxford. Adjacent to Marlborough Court is King George’s Recreation Ground and Oatlands Part, leading to Hinksey Meadows and out into the countryside. Waitrose is just the other side of Botley Road and there is a great choice of neighbourhood restaurants and pubs ranging from the up-market Porterhouse (great for steaks) to the riverside The Punter gastro pub and community hub The Hollybush. Together with a great residential community, it's all here off the Botley Road!
