A truly delightful, very individual, slightly quirky cottage tucked away yet close to the centre of Meltham village. Exposed stone and timber beams. Enclosed south west facing low maintenance garden. Views of the bell tower of St Bartholomew's Church. Ideal for a variety of buyers. No Onward Chain
This very unusual and rather intriguing cottage is so tucked away that you need to look carefully to find it! Come up Wessenden Head Road and, opposite the Liberal Club, you'll see an access lane. Located at the end of this lane, this cottage has the benefit of a surprisingly large enclosed garden as well as enjoying a high degree of privacy.
The cottage itself is a blend of two almost distinct halves each with their own style. The original cottage would have been a ‘one up one down'; however, a large two storey extension has transformed it into a delightful well proportioned home with two bedrooms and two bathrooms and two staircases to access them.
Come in through the front door into the kitchen. Here you have a range of oak base and wall units that create a really warm and cosy feel. There is ample worktop space as well as space for a dining table. In one corner, a door, around which is some exposed stone, leads to the cellar which has power and light as well as plumbing for your washing machine. On the other side, the door leads to the newer part of the cottage. This extension is on a different level to the main cottage so there are stairs leading down to the lounge and up to one of the two bedrooms.
The lounge feels cosy with this feeling enhanced with it being ‘downstairs'! There is ample space for a large comfy sofa plus there's a handy alcove under the stairs that is currently used a work area. On the other side, patio doors lead out to the decked part of the garden so blending indoors and out.
Heading up these stairs and you're in a good sized double bedroom with an ensuite shower room.
Now head back to the kitchen and towards the front door. The stairs here lead up to the second bedroom and the bathroom. As you get to the top of the stairs, you'll note the patch of exposed stone which is a feature of this half of the cottage. This second bedroom is also a good double and enjoys views towards the bell tower of St Bartholomew C of E Church in the centre of Meltham.
The bathroom may be small but it's perfectly formed with a bath and overhead shower. However, it's the exposed stone, timber beams and little arched window that make it really quite delightful.
Outside: At the side and accessed via the steps in front of the house or from the lounge, there is a large enclosed south west facing low maintenance garden which also enjoys views towards the bell tower of St Bartholomew C of E Church. This garden is neatly divided into a large decked area, two flagged patios and an area of artificial grass plus a small flower bed adding texture. There is also a very useful shed. There is parking for one car immediately outside the property. Additional parking is available on Wessenden Head Road.
The property is an excellent location as it's an easy walk to the centre of Meltham and all its amenities, including shops, cafes, bars and restaurants; as well as to the rest of the Holme Valley. It's also great for commuters travelling to Huddersfield, Leeds, Manchester and beyond.
